Louisville Apartment Rentals: 28% Cheaper Than D.C.

Louisville two-bedroom apartments in suburban pockets now average $1,375 a month, 28 percent below the $1,920 figure reported for comparable units in Washington D.C. this spring.

The difference matters because mortgage rates remain above 6.4 percent and many households that left central Louisville during 2024 and 2025 are now testing whether to rent longer or buy farther out. Local real-estate agents say the capital-city benchmark keeps surfacing in conversations with clients who work for regional offices of national firms.

Highlands and St. Matthews show the split

Along Bardstown Road in the Highlands, landlords list one-bedroom units at $1,050 to $1,150, still $600 under similar space near Dupont Circle. In St. Matthews, the Louisville Metro Housing Authority's voucher program covers 1,240 households, yet waiting lists stretch past 18 months because new construction has not kept pace with applications filed since the start of 2025. A block from the former Sears building on Lexington Road, a three-bedroom house listed at $289,000 draws multiple offers from buyers relocating from Frankfort offices.

Data released last week by the Greater Louisville Association of Realtors placed the June median sale price at $298,500, up 3.8 percent from the same month in 2025. The same report showed days on market for homes under $350,000 averaged 19, compared with 42 days for rentals in the same price band. Those numbers come from 1,872 closed transactions tracked between May 1 and June 30.

Prospective buyers should run current mortgage pre-approvals against listings on streets such as Frankfort Avenue before the next rate adjustment expected in September.
